What the First Showing Really Tells You
The first showing of a new listing can tell you more than months of market analysis.
Not because buyers say anything particularly revealing. Most walk through, ask a few questions about the air conditioning, and take another look at the kitchen.
But after years of walking buyers through Key West homes, you learn to recognize the subtle signals.
Some properties have a certain gravity. Buyers slow down. They linger in a room, step outside to take another look at the garden, or begin imagining how they would live in the space. Others move through politely, ask the expected questions, and head for the door.
The difference is often apparent long before anyone discusses an offer.
A new listing recently reminded me of this. Within the first day of showings, I had a pretty good sense of who was genuinely interested and who was simply looking.
The serious buyers weren't necessarily the ones asking the most questions or discussing price. They were the ones standing on the porch afterward, asking about the seller's timeline.
That's when the conversation changes.
Because genuine interest often reveals itself in the questions buyers ask before they make an offer.
Market data tells us where a property should be positioned. Preparation, pricing, and presentation bring buyers through the door. But understanding what happens once they're inside requires something you can't pull from a spreadsheet.
Experience, observation, and knowing when to listen.
In real estate, sometimes the most important part of a showing happens after you've walked out the front door.
