Rooftops and Rain: Hurricane Season as a Way of Life

On the mainland, hurricane season is an emergency. On the island, it is a calendar.

From June through November, the rhythm of life in Key West adjusts around the possibility of storms. It is not fear. It is habit — a set of practices, passed down and refined, that allow a community to live alongside the season rather than in reaction to it.

The Roof Is the First Question

For a homeowner, the roof is the first and most important question. A roof in good condition, with documented age and wind mitigation features, is not just protection — it is the foundation of insurability, of resale value, of peace of mind. Buyers who understand this read the roof before they read the kitchen.

Wind mitigation reports — documenting roof shape, roof-to-wall connections, and opening protection — are among the most consequential documents a Key West property can hold. They directly affect insurance premiums, and they signal whether the home has been prepared with intention.

Shutters, Storms, and Stewardship

Storm shutters are part of the same culture. The homes that weather the season best are the ones whose owners have thought, in advance, about every opening — windows, doors, skylights — and have a plan for each. This is stewardship in its most literal form: caring for a structure so that it can care for the people inside it.

The Larger Point

Hurricane season is the price of living where the weather is worth living in. The island does not apologize for it. It prepares for it. The homes and the homeowners that endure are the ones that have made peace with the season, and have built that peace into the structure itself.
