Key West & Florida Keys Hurricane-Prep & Property Maintenance Checklist
A robust property maintenance checklist and routine are not just good practice; they're essential for preserving the value, safety, and functionality of any property. Regular, systematic checks help identify minor issues before they escalate into costly repairs, extend the lifespan of critical systems and components, and ensure compliance with safety regulations. Ultimately, a proactive approach to maintenance saves money, reduces stress, and provides peace of mind for property owners and occupants alike.
Ongoing & Monthly Maintenance
- Roof & Gutters: Inspect shingles/metal panels for damage, loose nails, or rust. Clean and flush gutters and downspouts to prevent water backup and roof damage.
- Windows, Doors & Seals: Check caulking and weatherstripping around all exterior openings. Confirm sliding doors and hurricane shutters operate smoothly.
- Landscaping & Drainage: Trim back trees or branches within 10–15 ft of the structure. Ensure site grading and drains divert rainwater away from foundations.
- Home Exterior & Siding: Examine siding, soffits, fascia, and exposed beams for rot, cracks, or peeling paint. Touch up paint or sealant in vulnerable areas.
- HVAC & Plumbing: Replace filters monthly. Check lines, insulation, and condensate drainage.
System & Seasonal Tasks (Every 3–6 Months)
- Generator & Fuel: Test automatic transfer switch and run generator under load briefly. Top off fuel and inspect connections.
- Sump Pumps / Bilge Pumps: Test operation and clear any debris.
- Electrical Panels & GFCIs: Label breakers. Test GFCI outlets and surge protection.
- Foundation & Crawl Space: Look for standing water, mold, pests, or structural cracks.
⚠️ Pre-Storm (When a Hurricane Is 72–24 Hours Away)
- Shutters & Window Protection: Install hurricane shutters or secure plywood. Lock down storm panels and window tracks.
- Loose Outdoor Items: Stow patio furniture, planters, grill, trash bins, kayaks, etc. indoors or strap them firmly.
- Garage & Storage Areas: Secure shelving units and lightly anchored items.
- Fuel & Emergency Equipment: Fill gas tanks (vehicle and generator). Charge flashlights, radios, and check batteries. Replenish your emergency kit with water, non-perishables, first aid, medications.
- Important Documents & Contacts: Gather homeowner's insurance, ID, medical records, and deeds in a waterproof pouch. Keep a contact list for local police, fire, medical, and utility providers. Store current flood/storm surge maps.
- Pumping & Drain Testing: Confirm all pumps are operational.
Post-Storm (After Conditions Are Safe)
- Exterior Damage Check: Inspect roof, siding, windows, and doors for leaks or structural damage. Watch for loose fasteners, missing shingles, and broken glass.
- Interior Systems & Mold Prevention: Run HVAC and dehumidifier to prevent moisture buildup. Check ceilings, walls, and floors for hidden water infiltration.
- Tree & Debris Cleanup: Remove storm debris near structures or lines. Examine trees for root instability or snapped branches.
- Home Systems Assessment: Test smoke detectors, GFCI outlets, and sump pumps. Take photos and document damage for your insurance claim.
Digital & Insurance Prep
- Keep an updated photo/video log of your home's current condition.
- Store documents safely in a waterproof, portable bag or cloud.
- Review your insurance policy carefully. Know your hurricane deductibles and coverage limits (especially wind vs. flood), and contact your agent if anything seems unclear.
Why This Matters in the Keys
Storm-force winds and heavy rains can present key challenges during a storm. Tackling small maintenance tasks now means fewer headaches (and bigger savings) later. Peace of mind is priceless. You'll sleep better knowing your home is fortified and prepared.
